Kobuleti Beach Resort sits on the Adjara coast just north of Batumi, in Kobuleti — a long-established Black Sea resort town known for its pine-backed shoreline and an unbroken run of beach that draws Georgian and regional holidaymakers through the warm months. The setting trades the density of central Batumi for a quieter, more open stretch of coast, while staying within easy reach of the city and its airport.
The project is laid out as a resort rather than a single block, opening with mountain-view studios from roughly 35 square metres and stepping up through one- and two-bedroom apartments that reach close to 90 square metres. Architecturally the scheme is conceived as three slender, curved towers — their silhouette inspired by racing sails — rising from a shared podium, with the central tower reaching 38 above-ground floors and the wider complex planned around roughly 150,000 m² of gross construction area within a 130-metre height limit. The two podium levels hold the shared infrastructure: indoor and outdoor swimming pools with a pool bar, a spa and wellness centre, a fitness centre, restaurants serving Georgian and Italian cuisine, a hotel lobby with bar and lounge, retail and a hotel boutique, conference and meeting rooms, a casino and entertainment zone, and dedicated children’s play areas. The unit mix runs from studios through one- and two-bedroom apartments to premium penthouses, and most apartments are oriented for sea views. Kobuleti’s centre is around five minutes away by car, central Batumi and its international airport sit roughly 20 to 30 minutes south, and the Black Sea Arena concert venue at Shekvetili is close by — placing the resort within an established, pine-backed coastal town that was developed as a health retreat for its iodine-rich sea air and forest microclimate.
