Partner Handbook

How to introduce a buyer, make sure it gets credited to you, and get paid. Section 6 is the one to read before you post anything.

You bring us the buyer. Our agents take it from there. When the deal goes through and the developer pays us, 30% of what we make is yours.

That's the whole arrangement, and it's why the rules later on are so short. You're a marketing partner, you don't represent the buyer, you don't negotiate, and you're not a Palmera agent. Everything else is open.

Who can join

Anyone aged 18 or over can join, from any country. The programme is open to individuals and to registered companies. You don't need a UAE licence, property experience, or any presence in the region.

Signing up is a form and nothing else. No documents to send, no certificates. Commission is paid gross, so whatever tax you owe where you live is yours to sort out.

You can work with your buyers in whatever language suits you. Our websites are published in every language we work in.

One thing that doesn't work

If you're talking to us as a buyer yourself, you can't also be the partner on that purchase. Anything else we can work with.

How a referral becomes a payout

Nine steps. The first one is yours and so is the relationship with the buyer. Everything after you hand us the buyer is ours.

When the money actually moves. Buying off-plan takes people a while, so expect weeks or months between your introduction and a booking. After that it's straightforward. The developer pays us once your buyer has paid around 24% of the price and signed the Sale Purchase Agreement (SPA), and your commission follows within 14 days of that money landing.

So the thing to watch is SPA signed, about a quarter paid. Until then, measure yourself on referrals registered and buyers contacted rather than on cash.

What you earn

You get 30% of what Palmera nets on every deal that closes with a buyer credited to you. There's no cap and no minimum.

What “net” means here

Developers pay us a commission on every sale. The rate is theirs to set and it moves around. Big master developers pay less, smaller ones and new launches pay more, and the same developer can pay differently on two of their own projects. Your 30% comes off what we actually received on that deal, after VAT and after anything the developer took off.

That's why we quote a share instead of a flat percentage of the price. A flat number would have to be set low enough to survive the worst-paying developer, so a share means you earn more where we earn more. The developer's rate isn't fixed and isn't something to quote to a buyer. Your dashboard shows the real figure on each of your deals once it's worked out.

If a developer takes it back

Your commission is a share of what we actually received, so if a developer reversed or cut a payment they'd already made us, your share would move with it. It hasn't happened. Once a buyer has paid the down payment and signed, the sale is committed and the developer's commission doesn't come back. It's written into the Terms so the position is on paper.

How you get credited

Three ways, and they overlap on purpose. Referral links don't survive being forwarded around WhatsApp, and plenty of buyers search the project name instead of clicking anything.

One sentence, and it survives forwarding, screenshots and re-sharing, all of which strip a tracking link.

You'll know in seconds

Register a buyer and a check runs against our system straight away. Usually you have a confirmed, timestamped registration within seconds. If the check can't settle something on its own, a person looks at it and you'll hear back within a business day. Your timestamp is held either way.

If we can't accept a registration we'll tell you why and when. Either the buyer is already a client, or they're on a lead from the last 60 days that isn't yours, or they're mid-conversation with our team. You can push back on any of those.

How long a buyer stays yours

  • Through your link: 180 days from their first click.
  • Registered by you: 180 days from the moment we confirm it, and the clock starts again at 180 every time something happens on the lead. A viewing counts, so does an expression of interest or an offer going out.
  • First to register wins. If two partners register the same buyer, the earlier confirmed one holds.
  • Buyers we already knew don't count. If they were already a client, or already talking to us, when you registered them or in the 60 days before, they're not eligible. We'll tell you which of those it was, and when.
  • First touch, not last. If someone comes through you and later comes back through one of our own ads, the credit stays with you.
  • Missed the code? If someone you introduced reached us without it, you have 7 days from their enquiry to claim them. Send us the message thread, the email, the call log.

If there's ever a disagreement about who a buyer belongs to, we decide it and you get the reasoning in writing.

Markets, projects and permits

We sell in four markets and the advertising rules aren't the same in all of them. Get this straight before section 6 and the rest is easy.

You only need a permit when you name a project

As long as you are talking about property investment in Dubai as a subject, you do not need approval from anyone. Write about the market and about yields, explain how a payment plan works, talk about visas and tax, say why the UAE and what it is you do. That holds on any channel, paid or organic.

A permit only comes into it when you name a specific project, development or building.

Nothing to ask. Use our assets, or write your own. Every figure you publish has to come from the Palmera project page: price, payment plan, yield or handover date. We may still ask you to fix something or take it down.

Dubai and Abu Dhabi are the only two places where an ad that names a project has to carry a permit number. Everywhere else it doesn't: the northern emirates, Oman, Georgia and Cyprus.

Promote the project, not the unit

Unit-level listings, apartment 1204, 847 sq ft, this price, belong on property portals. On social, on WhatsApp and in your own network they're the wrong tool. What earns attention there is the project: where it is, who's building it, the payment plan, when it's delivered. Your job is to make someone curious about a development. Picking the right unit inside it is what our agents do with the buyer once they're talking.

It protects you too. Prices and availability at unit level go stale within days, and a partner quoting last week's price is a problem for everyone.

Some projects you can't post about

Permits can't be issued for projects that haven't launched yet, so pre-launch and expression-of-interest projects in Dubai and Abu Dhabi, often the most interesting ones, can't be advertised publicly at all. Every project in your Marketing Hub carries one of three labels:

Public · share freely

Permit issued. Post it, forward it, put it in your stories. Use the Hub assets as they are, the permit number is already in them.

Private · 1-to-1 only

Pre-launch and EOI-stage. You may discuss it directly with a named investor who is already talking to you. No public posts, no group broadcasts, no prices in writing, no screenshots on social media.

Not available · do not promote

Sold out, withdrawn, or under review. Not to be mentioned in any channel.

Projects in Ras Al Khaimah, Sharjah, Ajman, Umm Al Quwain, Oman, Georgia and Cyprus need no permit at all. If one of them is published on our site you can promote it, whether or not it has reached the Hub yet. The three labels above are about Dubai and Abu Dhabi, and there, if a project isn't in your Hub, ask us before you advertise it.

What you can and can't do

Short version: go and promote. There are four things we'd ask you not to do, and all four protect you as much as they protect us.

  • Creative you make yourself that names a specific Dubai or Abu Dhabi project. Those ads have to carry a permit number and we're the only ones who can get you one.
  • That's the whole list. We usually answer the same day.

  • Call yourself a Palmera agent, employee or broker. Partner is the accurate word.
  • Promise anyone a return, a resale price or a visa. Nobody can promise those, and a buyer who hears a promise like that stops believing everything else you tell them.
  • Take money from a buyer. Ever. They pay the developer directly.
  • Buy “Palmera”, a developer's name or a project name in Google Ads.
If we ask you to take something down

Sometimes we will. A project sells out, a price moves, a developer changes their terms. If it happens, take it down within a couple of days. The reason is usually commercial rather than anything you did.

Paid advertising

Paid social is open. Meta, Instagram, TikTok, YouTube, Telegram. You don't need our approval and there's no form to fill in. Use our assets or your own words. The one thing that needs us is an ad naming a specific Dubai or Abu Dhabi project: use one of our assets, or ask us for the permit number first.

Search ads have one rule. On Google, Bing or Yandex, don't buy our name, a developer's name or a project name. Everything generic is yours: “Dubai property investment”, “buy apartment Dubai”, “Cyprus property for foreigners”.

You pay for your own advertising. We don't reimburse it or split it, so start small and see what works before you spend more.

Bigger buyers

If you're introducing someone serious, a family office, a fund, or a buyer looking at several units at once, don't run them through the normal flow.

  • Register them as usual, then say so in the notes with a rough budget.
  • Message Demitri on WhatsApp, +971542154066, or email team@palmera.realestate, so a senior agent is on it before the first call.
  • We can set up a call with you on it, put a shortlist together, and where it makes sense arrange a visit to Dubai.

Partners who bring this kind of buyer regularly get a named account manager, early access to launches before they reach the public hub, and their leads handled first.

Getting paid

Fill in your payment details before your first payout: bank name, account or IBAN, SWIFT, and your tax number if you're VAT-registered. We release a payout only once your bank details have been confirmed.

  • We work out your commission once the developer's payment for that deal reaches us.
  • It shows in your dashboard as approved, pending payment, with the amount and which deal it's for.
  • We pay within 14 days, with a reference you can see in the portal.
  • We pay by bank transfer, or in USDT to a wallet in your own name (clause 7.5 of the Terms). Your commission is worked out in AED and we convert it to USD or EUR, whichever you prefer, at the rate on the day of transfer, because not every bank abroad accepts dirhams. Bank charges at your end are yours.
  • USDT is optional, and not available everywhere yet. Availability depends on our payment provider's checks for your location. If a transfer cannot be completed we will tell you and fall back to bank transfer. You pick the method in your profile; a change to where we pay you is confirmed by email, and payouts pause for 48 hours after it.
  • How a buyer pays is a different question. Some of our developers take crypto and some don't. If a client wants to pay in crypto, tell us and we'll point them at a developer who does. That purchase runs between the buyer and the developer, through the developer's own checks, never through you.
  • The account has to be in your own name, or the exact registered name of the company that signed the Terms. We don't pay third parties, nominees or intermediaries.
  • We pay by bank transfer. We can't send money to banks in Iran, North Korea, Cuba or Russia, or to any bank cut off from SWIFT — if that's where your bank is, you'll need an account somewhere else in your own name. Worth sorting out early, not at payout.

Your first thirty days

Partners who do something in the first week close far more deals than partners who wait for the right moment. A sequence that works:

  1. D1Set up

    Fill in your profile: language, audience, where you're based. Add your payment details. Copy your referral code somewhere you can reach it from your phone.

  2. D2Learn two projects

    Pick two from the Hub that suit people you actually know, and read them properly. You'll do better with two you understand than with a catalogue you skimmed.

  3. D3Tell five people

    Not a broadcast. Five individual messages to people who have actually mentioned property, investing or the Gulf. Include your code.

  4. D7Register your first buyer

    Register someone the moment they show real interest, and do it before you send them anything. That is what protects the referral, and it is how you learn the flow.

  5. D14Publish something

    One post about why you work with Dubai property, with your landing page link. An approved asset or your own words, both fine without asking us.

Questions partners actually ask

Is the programme open where I live?

Yes. It is open worldwide, to individuals and to companies, from the age of 18. You sign up through a short form and there are no documents to send.

Can I share my link in WhatsApp groups and on social media?

Yes. Your link, your landing page, your own words about yourself and anything from the Marketing Hub are all yours to share with no approval. The only thing to check with us first is creative you make that names a specific Dubai or Abu Dhabi project, because those ads have to carry a permit number. Send it over and you'll usually have an answer the same day.

Do I need a real estate licence?

No. You're introducing a buyer, not brokering a sale. Our licensed agents handle everything from the first contact onwards.

Where should my referrals come from?

People who chose to talk to you: your network, your audience, enquiries that came to you. Bought lists and mass messaging don't work on a purchase this size anyway. The buyers who close are the ones who already trust you.

When do I actually get paid?

Once your buyer has paid around 24% of the price and signed the Sale Purchase Agreement (SPA), the developer pays us, and your commission follows within 14 days of that money landing. Section 2 has the detail.

What if my buyer contacts Palmera without my link?

Tell us within 7 days of their enquiry and send us proof that you were in touch with them first: a message thread, an email, a call log. If the record backs it up, we credit the buyer to you. The way to avoid it is to give every buyer your code and ask them to mention it.

Can I say I work for Palmera?

No, but you can say you're a registered Palmera Partner and that Palmera handles the purchase. What you can't do is call yourself an agent, employee, representative or broker, use a Palmera email signature, or register accounts or domains with Palmera in the name.

Can I run Facebook or Instagram ads?

Yes, freely, with no approval and no forms. The only thing that needs us is an ad naming a specific Dubai or Abu Dhabi project, which has to carry a permit number, and our assets already do. On Google and other search engines, don't buy our name, a developer's name or a project name. Section 7.

Can I use the Marketing Hub material in paid ads?

Yes, paid or organic, as supplied. The one thing to watch on Dubai and Abu Dhabi assets is that a permit has an expiry date. If a campaign is going to run for a while, check with us that it still covers you.

Can I use Palmera's name, logo, photos and videos?

Yes, to say you're a Palmera Partner and to share what we give you. What you can't do is use them in a way that makes it look like the message came from Palmera rather than you, register accounts or domains with Palmera in the name, or edit our assets. You can talk about investing in Dubai and Abu Dhabi as freely as anywhere else. A permit is only needed when an ad names a project, and on that material the permit number has to stay exactly as it is.

Can I be paid in USDT or another cryptocurrency?

USDT, yes, under clause 7.5 of the Partner Terms: to a wallet in your own name, on the network you choose, where our payment provider supports it for your location. If a transfer cannot be completed we will tell you and fall back to bank transfer. Other cryptocurrencies, exchange deposit addresses and wallets held for you by someone else: no.

How a buyer pays is a different question and there's more room there. Some of our developers take crypto and some don't. If a client wants to pay in crypto, tell us and we'll point them at a developer who does. That purchase runs between them and the developer, never through you.

Which countries do you sell in?

The UAE, Oman, Georgia and Cyprus, on the same terms in all four. What differs is advertising, and it splits inside the UAE. In Dubai and Abu Dhabi you can talk about property investment freely, but an ad that names a project has to carry a permit number, so creative you make yourself needs the number from us first. Ras Al Khaimah, Sharjah, Ajman and Umm Al Quwain don't, and neither do Oman, Georgia and Cyprus. Section 5 has the detail.
