Ajmal Makan City — Sharjah Waterfront

Ajmal Makan City is a planned waterfront community on eight man-made islands in Al Hamriyah, north-east Sharjah — a short drive from Ajman and Umm Al Quwain. Every home in the community sits on the water or within walking distance of it.

The water in the channels turns over twice a day

The channels between the islands are not a closed pool. They are open to the Gulf, and the tidal cycle drives fresh seawater through them every 12 hours — hours of flow in from the sea, and hours of flow back out to it. Day to day that means clean, renewing water in front of the house, without stagnation and without the treatment a closed artificial lagoon demands.

Blue Bay Walk has also been completed and handed over. At the same time, The View Island and Al Thuraya Island are still under construction, and the community's major facilities — the marina, the water park and the hotels — have not been built. Buying here today means buying into a community that has started to function but is still a long way from complete, and that cuts both ways: the price reflects it, and so does the timeline.

The economic anchor of the area

Hamriyah Free Zone sits immediately south of the community: it is the second-largest industrial free zone in the UAE, with more than 6,500 investors from 163 countries and a deep-water port. It is also home to the largest steel-producer cluster in the Middle East and North Africa. This is the employment base that drives housing demand in this area — not tourism.

Foreign ownership in Sharjah — how it works

Sharjah is not Dubai, and the route to foreign ownership here is a specific one. These are its four moving parts.

In Sharjah, unlike Dubai, property ownership is by default reserved for UAE and GCC nationals. Sharjah Law No. 2 of 2022, together with Executive Council Decision No. 30 of 2022, opened a route to full ownership unrestricted by time for foreign nationals as well — but only in projects the Executive Council has approved for it. As of the first half of 2026, 50 such projects had been approved across the emirate.
