About the project
The Collective is a boutique residential building by Bold Developer in Dubai South, the district built around Al Maktoum International Airport and Expo City. It is a low-density project by design: 94 apartments across a G+6 structure, which keeps the building at a human scale and the shared amenities genuinely usable rather than permanently crowded.
The exterior is the work of Design Haus Medy, drawn in clean architectural lines, and every apartment is delivered fully furnished and accessorised to hospitality standards, with the interiors by Bold Bespoke Design. For an owner-occupier that means moving in without a fit-out; for an investor it means an apartment that can be listed the week it is handed over.
The mix runs from one-bedroom apartments to two-bedroom homes with a study, with oversized windows, open kitchens and a private balcony on every unit. First-floor terrace apartments carry balconies of up to 400 sq ft.

The 4% Dubai Land Department registration fee is payable on booking and is separate from the purchase price. The developer permits resale once 30% of the price has been paid. The service charge is AED 18 per sq ft per year.
Handover: Q1 2028. Construction started in August 2025 and the site is currently at foundation stage.

Dubai South is a government-backed masterplan, and the reason it is being built out sits next door: the AED 128 billion expansion of Al Maktoum International Airport, which is planned to take over from Dubai International as the emirate’s main gateway. The Collective is its first registered project — 94 fully furnished apartments in Dubai South, with the architecture by Design Haus Medy and the interiors by Bold Bespoke Design. The company was founded by Khalil Al Hashemi, who leads it as CEO. The project is registered with the Dubai Land Department as project 3888, and buyer funds are held in escrow at Emirates Islamic Bank.
