Can foreign nationals buy real estate in Ajman?+

Yes — full freehold in designated zones. Ajman Law No. 8 of 2008 allows freehold ownership for foreign nationals within master-planned communities: Al Zorah, Ajman Corniche, Al Yasmeen, Ajmal Makan City (Sharjah Waterfront), and parts of Al Amerah. This is full ownership — both the property and the land. The purchase fee is 2-4% of the property value (depending on the area), below the UAE average. Non-freehold areas (parts of the old city and industrial zones) are restricted to UAE and GCC nationals. Registration is handled by the Ajman Real Estate Regulatory Agency.

What is the rental yield in Ajman?+

Average gross yield: 7-10% — among the highest anywhere in the UAE. Al Zorah: 5-7% (a luxury community with high-value rentals). Ajman Corniche: 8-10% — beachfront apartments with steady local-tenant demand plus tourist appeal. Al Yasmeen: 8-9%, a family-oriented area. Ajmal Makan City: 7-8.5%, beachfront villas on Sharjah Waterfront (formally within the Ajman district). Does buying in Ajman grant a Golden Visa?+

Yes — the same federal terms apply. Buying real estate worth AED 2M+ in any UAE emirate (including Ajman) grants a 10-year Golden Visa, family members included. In Ajman you can reach AED 2M with a very large villa (5-6BR in Al Yasmeen, or 4BR with a pool in Al Zorah) — versus a 1-2BR apartment in Dubai for the same budget. Strategy: buying a villa in Ajman at AED 2M secures a Golden Visa plus 8-10% rental income plus capital-appreciation potential as future developments come online.
