Downtown Dubai is Emaar's flagship district and the tourism and business hub of Dubai. It is home to the Burj Khalifa (the world's tallest building), the Dubai Mall (the world's largest shopping mall), the Dubai Fountain, and the Dubai Opera. Properties are spread across Burj Vista, Burj Khalifa, Address Residences, Boulevard Heights, and the Opera District. The market is luxurious and highly liquid, but comes with very high service charges (up to AED 68 per sqft in the Burj Khalifa) that reduce net yield. Today it offers a combination of stable capital appreciation plus relentless rental demand.
