Jumeirah Garden City (JGC) is a freehold sub-district of Meraas Holding at the heart of Al Satwa — an urban regeneration plan of roughly 9 sq km in central Dubai, between Sheikh Zayed Road and Safa Park. The community comprises around 22 mid-rise towers with ~3,200 freehold units. The location is exceptionally central, with metro access close to the World Trade Centre, Emirates Towers and Downtown. Tenants are mainly professionals working in DIFC and Downtown. 2025 transactions: 380 DLD registrations at a median of AED 2,180 per sqft.

JGC is a freehold sub-district of Al Satwa master-planned by Meraas. While the older Al Satwa is largely leasehold (rentals for local residents), JGC offers full foreign ownership in newer towers.
